Customer experience with Build to Rent

Are you being served?

If you're considering a move to a Build to Rent development, the answer is a resounding yes. The sector is rapidly gaining traction with the number of complete and operational units tripled to more than 80,000 in the last five years. Unlike traditional property models that are focused on sales, Build to Rent developments are designed to provide long-term rental accommodations and as such, providers have adopted a customer-focussed model to create strong connections with residents, ultimately providing a place that feels like home.

BTR Residents Experience Index

Knight Frank has created an Index to understand what customers truly want from their living experience and what developers are providing this service. In total, the Index includes 21 unique social and economic indicators that influence resident experience. These include amenity provision, walkability, affordability, energy costs and energy efficiency, air pollution and local crime levels. Data was collected on 322 complete Build to Rent schemes across the UK.

Let’s start at the beginning

A seal of approval

Additionally, Love to Rent hosts the prestigious Build to Rent Awards, the only awards dedicated exclusively to this sector. These awards significantly enhance the customer experience by highlighting the top-performing operators in the industry. Customers can easily see which operators have been recognised for their excellence, helping them make informed decisions when choosing their next home.

The Build to Rent Awards focus on several categories that are crucial for residents and their overall satisfaction. These categories include:

  • Sustainability: Recognising operators who prioritise eco-friendly practices and sustainable living environments.
  • Social Value Impact: Highlighting those who contribute positively to their communities and create a meaningful social impact.
  • Building Management: Celebrating excellence in property management and the upkeep of rental developments.
  • Resident Technology: Highlighting the innovative use of technology to enhance the living experience for residents.
  • Best Onsite Team: Acknowledging the teams that provide outstanding service and support to residents.

By celebrating excellence in these areas, the Build to Rent Awards help set high standards within the sector, ensuring that residents have access to the best possible living environments and services.

Deciding on priorities

Every individual or family looking at a Build to Rent home will have a different set of priorities. In terms of residents’ experience, it is interesting to note that the factors influencing satisfaction can vary widely. Some may prioritise sustainability and eco-friendly features, seeking homes that offer green living solutions. Others might focus on social value impact, looking for communities that actively contribute to societal well-being.

Building management quality is another critical factor, as effective management ensures well-maintained properties and prompt resolution of any issues. For many, the integration of resident technology, such as smart home features and high-speed internet, is essential for convenience and modern living. Finally, the presence of a supportive and responsive onsite team can significantly enhance the living experience, providing a sense of community and security.

Measuring the experience

The Knight Frank report provides data to measure if the Build to Rent development you are considering will match up to the top performers. For example, the top developments have seven resident amenities on average, have five bus stops within a 15-minute walking distance providing accessibility, have the highest EPC energy efficiency scores, at 84 on average and have key amenities within a 15-minute walk, including schools and colleges, green spaces and healthcare facilities.
